First, it helps to focus on a single county or jurisdiction. Choose one of the four Central Puget Sound counties — or go deeper by filtering to one or more local jurisdictions or unincorporated areas.

Most soft-site analyses exclude certain parcel types based on their current land use — for example, treating parks, agricultural land, and transportation facilities as not suitable. Zoning designations can further be used for exclusions, like factoring out single-family zones when evaluating multifamily development potential.

The tool applies some exclusions by default, though you may wish to modify the exclusion criteria for your specific analysis.

Parcels can be filtered out or scored based on attributes covering their physical characteristics, regulatory landscape, natural environment, and proximity to transit and amenities.

The tool comes preconfigured with several development typologies to choose from, or start with a blank slate and configure how each parcel attribute should factor into your analysis.

Once you have your geography set, your exclusions chosen, and filter or score criteria selected, click Run Analysis to load your parcel map. From there you can continue to refine your filtering and scoring criteria in real time.

In the left sidebar, use the Filter and Score tabs to set your criteria based on parcel data. See in real time how your parcel selection changes based on filters, and how selected parcels are scored based on criteria weighting.

Add or delete variables using the buttons provided if you need to adjust which attributes are included in your analysis.

Use the Rank tab to view specific parcels, see them highlighted on the map, and read about their attributes. Add parcels that meet your criteria to your selection.

Export your selection — or all filtered parcels — to a CSV table or a GeoJSON mapping file for further analysis.
